A tidy parcel of good quality land, 25 acres, at Dundaryark, Danesfort, a few miles from Kilkenny city sold recently under the hammer for a very strong price of €505,000 or €20,200 per acre .
Ed Donohoe of Donohoe Town and Country, Butler’s Court, Kilkenny was the auctioneer. “This was a super price for a lovely parcel of land, in tillage, situated just of the Kells Road close to Danesfort,” Ed explained.
He put the land on the market at €410,000 and spirited bidding saw a local farmer and solicitor battle it out with the solicitor coming out on top on behalf of a local land owner.
He sold 12 acres at Newlands, also in Danesfort parish the week before for €196,000 (16,300 per acre). All in grass this was great land which had good road frontage and potential to build. It was sold under the hammer to a local woman who might consider building a house there at some stage. A local farmer was the runner up.
Mr Donohoe sold 23 acres at Gurteen, Goresbridge under the gavel last week where a local farmer went to €370,000 to secure the land. This was a super parcel of tillage land situated fronting onto the Gowran/Graignamanagh Road in an area where land rarely comes to the market. This was a very good price which works out a little over €16,000 per acre.
Rosegreen House and stud, Rose Green, Cashel was sold by Ed on behalf of the owners on Wednesday of last week at auction. This consisted of a an unfinished 12,000 sq ft executive house sited on 58 acres of land. A competitive guide of €500,000 was quoted but it made well in advance of this when it was sold for €730,000 under the hammer, a whopping €230,000 more than the guide and another very satisfactory sale for Ed Donohoe and his team at Donohoe Town and Country.
Ed Donohoe reported strong demand for quality parcels of land in the right location and says he has a number of disappointed underbidders over the last couple of weeks who are actively looking to purchase land in the Kilkenny county areas.
