Planned extension to Kilkenny hotel 'to be occupied by IPAS residents'

The application for the hotel extension was first granted permission by Kilkenny County Council in 2020, before it was unsuccessfully appealed to An Bord Pleanála - and now the applicant is seeking to extend the duration of the permission

Planned extension to Kilkenny hotel 'to be occupied by IPAS residents'

Auburn Ventures Ltd are seeking to extend the duration of their planning permission for an extension to The Kilkenny Inn Hotel, Vicar Street, Kilkenny City.

According to a cover letter (dated December 22, 2025) attached to the application for the planning permission extension: "The extension to the hotel is to be occupied by IPAS residents on a long term basis and can therefore be considered as an un-commenced residential permission."

The application for the proposed hotel extension was first granted planning permission by Kilkenny County Council back in 2020, subject to 12 conditions.

Prior to granting approval, the planning authority outlined various concerns with the proposed development, including the scale of the building, and requested that the applicant to submit 'a revised extension which does not attract the same issues of concern at this location'.

Once further documentation from the applicant was considered, Kilkenny County Council eventually decided to conditionally approve the application however that decision was appealed to An Coimisiún Pleanála (then An Bord Pleanála).

An Bord Pleanála considered that appeal and finally decided to 'grant permission with revised conditions' for the hotel extension on November 22, 2021.

NEW APPLICATION

With time now slowly running out, the applicant, Auburn Ventures Ltd, is actively seeking to extend the duration of that planning permission approval 'as per Section 28 of the Planning and Development (Ammended) Act 2025'.

Further documentation submitted with the application for the duration extension notes the expected date of the commencement of the development as June 2026, with an expected completion date of December 2027.
