The proposed development includes an amenity/services building with a gross floor area of approximately 1.028sq.m that includes: a retail convenience store with part off-licence, two food outlets (one with a Drive-Thru function), a coffee area and a communal seating area.
Externally, permission is sought for external seating sixty-three standard car parking spaces, four accessible spaces, two service bays, two waiting bays, three coach parking spaces, fourteen HGV parking spaces and eight bicycle parking spaces.
The provision of an electric vehicle charging hub, including twenty EV charging points, is also sought.
A total of thirty-seven signs (both illumniated and non-illuminated) are proposed (with a cumulative area of approximately 208 sq.m) to include both wall mounted signage and free-standing. The totem signs are to measure 8.83m and 17.5m high.
A realigned access road and new pedestrian path is planned to link back to the existing footpath network in the village of Mullinavat.

The application is currently in the pre-validation stage with Kilkenny County Council and, once validated, a decision will be expected by May 25, 2023.
