Hotel in Kilkenny denied permission to convert houses into guest accommodation

Avalon House Hotel Limited have been refused planning permission for the renovation, extension, and change of use of two existing houses (Nurse’s Cottage and 18 High Street, The Square, Castlecomer) to guest bedroom Townhouse accommodation for The Avalon House Hotel.

Also sought in the original application was permission for all associated site and development works.

A submission on the plans from Uisce Éireann stated that 'there is currently insufficient water services capacity in the area to accommodate the subject development'.

"Uisce Éireann are currently working on solutions to provide a water supply to meet current and future demands. However, until a construction schedule for the necessary upgrades is confirmed, the proposed development is considered premature," the submission added.

It is not known for certain if this impacted the final decision of the local authority.

Both The Nurse’s Cottage and 18 High Street are also listed on the Record of Protected Structures for Kilkenny and on the NIAH Register.

Permission was refused on September 15, 2023.
