Plans to develop apartments in restaurant building in Kilkenny

Plans have been lodged seeking to develop 49 High Street in Kilkenny City, an existing restaurant building, formerly known as Lotus.

The applicant is seeking permission to change the use of part of their existing restaurant to residential use on the ground floor level to accommodate a new residential entrance onto High Street and a new separate restaurant entrance onto High Street.

Change of use permission to residential is also sought on the first floor level fronting onto High Street to form a new three-bedroom apartment over the first and second floor levels, alongside a new one bedroom apartment on the third floor level.

The demolition of the existing structures on the mid-section of the building on the second floor level is also sought alongside the development of four one-bedroom apartments on the second and third floor levels which will be accessed through the rear of the premises off James’ Street.

As well as the above alterations, the applicant is seeking to change the use of part of the existing restaurant ancillary area on the first floor level to form a new one bedroom apartment to be accessed off James’ Street at ground floor level.

Internal alterations and refurbishments of two existing apartments on the second and third floor levels to the rear of the premises is also being sought in the plans.

So too is a private open space for each apartment, a communal amenity open space, a bin store enclosure, bicycle parking, new boundary treatments, landscaping, connection to existing services and all associated site works.

The proposed development is located within the City Centre Architectural Conservation Area.

The planning application is awaiting validation from Kilkenny County Council.

Upon validation, a decision will be due by January 20, 2024.
