35 Barrack Street, Castlecomer, County Kilkenny
Plans to convert a Kilkenny property (35 Barrackhill, Castlecomer) purchased back in 2023 for €40,000* into a short term let have been refused by Kilkenny County Council.
An application was lodged back in June of this year seeking permission 'for change of use of existing dwelling to Eirbnb [sic] usage, and all associated site work'.

In their reasoning for denying permission, the planning authority stated: "Having regard to the location of the unit within Castlecomer in an area which is designated as a rent pressure zone, and having regard to the fact that housing provision remains inadequate to meet rent demand, it is considered that the change of use of an existing dwelling for use as a short term let would militate towards the ongoing provision of residential units in Castlecomer and the meeting of the Government’s 'Housing For All' Strategy.
"The proposed change of use of existing dwelling to a short term let usage would therefore be contrary to national policy and
the proper planning and development of the area."
The applicant retains the ability to appeal this decision to An Coimisiún Pleanála.
