Plans lodged for large housing estate on outskirts of Kilkenny City

Oakmane Limited have submitted plans to Kilkenny County Council for a new residential development of 39 new dwellings at Sion Hermitage on the Sion Road.

The proposed development is to consist of four two-bedroom single storey semi detached dwellings, four three-bedroom single storey detached dwellings, 12 three-bedroom single storey detached dwellings, two two-bedroom single storey detached dwellings, two two-bedroom single storey semi-detached dwellings, six four-bedroom single storey detached dwellings, six five-bedroom two storey detached dwellings and two four-bedroom two storey detached dwellings.

The applicant is also seeking permission for 'alterations, extension and renovation' of an existing building to a four-bedroom detached dwelling, the 'demolition of existing buildings 1 + 4' plus partial demolition and conversion of an existing building to a residents communal building. 

Also planned are alterations to the existing site entrance, plus the provision of a new site entrance to Sion Road, alterations to roadside boundary, including blocking of an existing residential site entrance and provision of new footpath to Sion Road.

Other elements include the provision of public open space; landscaping, boundary treatments and new planting; water and utility services and connections; lighting; plus all enabling and ancillary development and works.

A decision is expected from Kilkenny County Council by September 18, 2025.

This decision timeline could be extended if the planning authority requires further information from the applicant.
