Plans to construct a large residential building on the O'Loughlin Road in Kilkenny City have been approved by Kilkenny County Council.
The applicant, MJ McGuinness, originally submitted plans to develop the site in March 2022.
The applicant and the local authority have since engaged in a period of consultation on the submitted plans, resulting in a number of alterations.
Original plans, consisting of multiple separated residential buildings, were deemed to 'lack cohesion' by the local authority as 'three very different design approaches were planned on the site'.
The applicant was subsequently requested to revise the proposal to better reflect 'a unitary design philosophy'.
The approved design is a single building with a four-level element on the O'Loughlin Road side (three levels of residential over one level of entrance hall and office unit).
Three levels of residential over the ground floor drop to two levels of residential at the Assumption Place side.
34 residential units are to be contained within the building (a mix of one and two-bed, with one unit to be wheelchair livable).
An enclosed carpark is planned for access from the O'Loughlin Road at the north-west corner of the site.
The revised scheme also includes communal open space for the residents.
Also sought in the planning permission was permission to demolish existing buildings on the site, including a public house/restaurant and residential building.
There were 58 submissions made to the local authority in relation to the development.
Planning permission was granted to proceed with the revised plans, subject to sixteen conditions, on March 2, 2023.
