The property comprises of a detached bungalow residence on c. 34.28 hectares (84.5 acres) of lands. The property is for sale in one or two lots and offers great potential to further develop, subject to the necessary planning consents.

The house and lands are located at Clohastia, Borris, Co. Carlow. The house and lands are situated with frontage onto the road and extend from the road down toward the River Barrow with fantastic views of the Barrow Valley

The property comprises of a detached bungalow residence situated off the road and approached from the road via a tarmacadamed driveway. It was built sometime in the 1950’s and is of concrete block construction with a tiled roof and is sited on an elevated position with very commanding views of the Barrow Valley and surrounding countryside.

The property is in reasonable repair but would benefit from some modernisation and refurbishment throughout.

The outbuildings include an old agricultural shed which comprises of a three-span barn with two leanto’s and a number of cow sheds and a one-span barn.

The lands are all in grass with some forestry and it extends down to the River Barrow in a floodplain.

A recent topography survey has concluded that there is large sand deposits on the lands which must suggest great potential, subject to the necessary permissions.

This property is for sale by public auction. The auction will take place Friday 19th January 2024 at 3pm in the Clubhouse Hotel, Patrick Street, Kilkenny.
