The Central Statistics Office (CSO) has revealed a rise of almost 10% in residential property prices over the last 12 months.
The median price for a home is now €240,000 in County Kilkenny, according to the newly released Residential Property Price Index.
Home prices rose by 9.8% in the past year, with prices increasing by 8.3% in Dublin and 11% outside the capital county.
The region outside of Dublin which saw the largest rise in house prices was the West (Galway, Mayo, Roscommon) at 16.3%, while at the other end of the scale, the South-West (Cork, Kerry) saw a 9.2% rise.
In October 2022, 4,296 dwelling purchases by households at market prices were filed with the Revenue Commissioners, a decrease of 0.9% compared with the 4,335 purchases in October 2021.
One thousand five hundred and eighteen of these purchases were made by first-time buyers, marking an increase of 12.4% on the 1,350 recorded at the same time the previous year.
These purchases were made up of 461 new dwellings and 1057 existing dwellings.
The most expensive Eircode area over the last 12 months was A94 'Blackrock' with a median price of €732,500, while F35 'Ballyhaunis' was the least expensive at €124,500.
In the year to October 2022, 49,635 dwelling purchases by households at market prices were filed with Revenue, 33% of which (16,409) were bought by first time buyer owner-occupiers.
Former owner-occupiers purchased 54% (26,574) of properties, with 13% acquired by non-occupiers.
In the twelve months to October 2022, the median price in Co Laois was €224,000, €158,950 in Co Donegal, €158,500 in Co Leitrim, €183,000 in Co Cavan, €196,500 in Co Monaghan, €255,000 in Co Louth, €321,000 in Co Meath, €188,000 in Co Sligo, €180,000 in Co Mayo, €155,000 in Co Roscommon, €148,000 in Co Longford, €230,000 in Co Westmeath, €260,000 in Galway County, €365,000 in Co Kildare, €419,999 in Co Wicklow, €230,000 in Co Offaly, €190,000 in Co Tipperary, €230,000 in Co Clare, €410,000 in Dublin City, €235,000 in Co Limerick, €225,000 in Co Kerry, €299,000 in Co Cork, €245,000 in Co Waterford, €240,000 in Co Kilkenny, €225,000 in Co Carlow, and €240,000 in Co Wexford.
