Hooke & MacDonald have brought to market a residential development site of approximately 5.47 hectares (13.5 acres) situated in a highly sought-after location on the southern side of Sion Road along the banks of the River Nore in Kilkenny City.

Additionally, the property includes a number of former diocesan buildings with a combined floor area of approximately 2,031sq.m. including the former Bishop's residence; Chapel; Diocesan offices and meeting rooms and Peace in Christ Retreat Centre.

Under the Kilkenny City and County Development Plan 2021 - 2027, the site is zoned "Existing Low Density Residential" and "Amenity / Green links /Biodiversity conservation / Open Space /Recreation".

Proposed Development Details:

The site has acquired full planning permission (Ref: 21300) for a scheme of 43 three, four and five-bedroom, detached and semi-detached houses comprised as follows; 10 three-bedroom semi-detached houses of an average size of approx. 124 sq.m.; 27 four-bedroom detached houses of an average size of approx. 194 sq. m. and 6 five-bedroom detached houses of an average size of approx. 253 sq. m. 

The approved planning permission also permits 'the demolition of existing buildings (total gross floor c. 3,031sq.m.)'.
